Built out of frustration
with how the trade works.
Almost everyone who has built in Bangalore has the same story: the quote that grew, the date that slipped, the contractor who stopped answering the phone once the advance cleared.
We started GEM because the problem is almost never skill. Bengaluru has excellent masons, carpenters and engineers. What goes missing is coordination — and the willingness to put commitments somewhere a client can hold you to them.
So the method is simple and slightly boring. We lock the drawing set before we start. We quote line by line with brands and grades named. We pay against completed milestones, not dates. We check work before it gets covered up. And we hand over a file, not a handshake.
None of that is clever. It is just what a client would design if they were allowed to design the process themselves. Most of our work now comes from people we have already built for, or from people they sent us, which is the only marketing metric we genuinely care about.

Say the difficult thing early
If a budget will not stretch to a brief, if a timeline is unrealistic, or if a plot has a problem, you hear it at the first meeting. Optimism at quotation stage is just a deferred argument.
Write it down
Specifications, programmes, snag lists, variations. If it matters, it exists as a document. Nothing important should depend on someone remembering a conversation on site.
Check before you conceal
Once a wall is plastered or a slab is backfilled, a mistake becomes ten times more expensive. Every stage gets verified before the next one covers it up.
Own the whole thing
Single-point responsibility is the entire reason we hold design, procurement and execution under one contract. There is nobody else for us to point at.

Every stage produces a document you can hold us to. That is the whole method — make each step legible, so nothing important depends on someone remembering a conversation.

We visit the site, listen to what you actually want, and tell you what is realistic.
A site visit within two working days of your enquiry. We measure, check access and services, and ask the awkward questions early — budget ceiling, timeline pressure, who signs off on decisions. You leave with a written feasibility note and an indicative cost range, at no charge.
